From New Belgrade to a long-term home in CTPark Belgrade Borča

complexRE represented Waberer’s throughout the market screening, location selection and commercial negotiation process in Serbia.

The assignment was not simply about finding available warehouse space.

Our objective was to provide Waberer’s with full transparency of the Serbian logistics real estate market, identify and compare all relevant alternatives, create genuine competition between the available solutions and ultimately negotiate the strongest possible commercial and technical package for our client.

The expansion will take place in two stages.

As an immediate solution, MD International will relocate its warehousing operations in the fourth quarter of 2026 to a modern facility in New Belgrade. This will provide MDI with a significantly improved operational platform while its new long-term distribution centre is being developed. (Waberer's Group)

The second phase is the development of the new 20,000 m² greenfield build-to-suit distribution centre at CTPark Belgrade Borča, comprising two 10,000 m² custom-built warehouse units and targeting BREEAM Very Good certification. Construction is already underway!

Waberer’s continues its regional expansion

The transaction is also an important milestone for CTPark Belgrade Borča.

Waberer’s will become the first anchor client of the brand-new logistics park, giving the project a strong international occupier from the very beginning of its development.

Located in Belgrade, Borča offers excellent access to the Serbian capital and major transport corridors, as well as a substantial local labor pool, with an estimated 300,000 people living within a 7 km radius. The site is being developed as one of CTP’s newest large-scale logistics locations in the Serbian market.

For Waberer’s, the new facility offers the scale and flexibility required for its long-term growth.

For CTP, securing a major regional logistics group such as Waberer’s provides a strong foundation for the further development of the park.
